MRU Before the Tenancy Discussion Forum > Application Procedures

What application procedures do you follow? Do you verify credit, income and prior landlord's? Do you charge an application fee? If so, how much?

Hi we are a property management firm in California and we have applicants fill out a C.A.R. approved application, we charge $25 for a credit check, verify employment and request proof of income, we verify prior landlord and current living situation. And if they have a copy of their credit report we will use it. We also provide them with a copy of the credit report we ran. And a letter if we turned them down.

Excellent. Do you check any aspect of their "social media" background? This is something that people are beginning to discuss and MRU would like to know if anyone is actively reviewing Facebook, Twitter, LinkedIn or MySpace pages.

In Missouri, where my community is located, there is a statewide website "Missouri Case Net" where you can look up court records. I check this site with applicant names and have caught a couple of pending criminal charges which would not have normally shown on the screening report.
